Deep Roots and Expertise, with a Worldly Perspective
Declan is an Irish-born, long-time resident of the East Bay. Having traveled, lived, and worked all over the world, he chose to call the Bay Area home because it stands out as an incredible place to live and raise his kids.
A Bulgarian-born lover of the Bay Area, Denitsa has been engaged in a variety of outreach programs to make the world a better place one consciously selected project at a time. Her decision to make the East Bay her home was deeply intentional and is a reflection of her faith in the quality of East Bay life.
Ehsan was born in the Bay Area to immigrant parents and raised entirely in the East Bay. Childhood vacations to the Middle East to visit his extended family had a lasting impact on Ehsan’s worldview. Even though his parents came to the US with nothing, they had the opportunity to pursue the American Dream, and Ehsan understands that he is privileged just to have grown up in the East Bay. Ehsan is firmly rooted in the East Bay and is committed to providing service to his community.

Declan’s third level education was in photography and he went on to a successful career as photographer working in the music industry and for Lonely Planet, before moving into the residential and commercial photography space with Co-Star Group. Licensed as a Realtor® since 2004, and first established in Marin County, Declan relocated to the Inner East Bay in 2007 where he has cemented himself as a top-producing agent for almost a decade.
Partnering with Keller Williams Luxury has enabled Declan and co-founder Denitsa Shopova to build their team, The Home Factor, and leverage participation in a global brand. Denitsa Shopova,

Following a successful career as a licensed esthetician and simultaneously as an image consultant, a passion of hers following graduation from Fashion Styling at City College, San Francisco, Denitsa became a licensed Realtor® in 2021. With a keen eye for design, and her training in the fashion industry, Denitsa quickly became the listing design specialist, and listings project manager for The Home Factor. To complement this aspect of her position, Denitsa became certified as a Feng Shui* Consultant in March 2024. This education ensures, among other things, that staging is well balanced, and that yard design adds the most value to the project of preparing property for the market. In addition to being the listings project manager, Denitsa also handles day to day operations for The Home Factor team.
*Feng Shui is a Chinese traditional art and science that is used to balance and harmonize one’s environment.
Ehsan habib,

A Bay Area native, Ehsan’s professional career out of college was as a teacher in the Oakland Unified School District. An entrepreneur at heart, Ehsan later studied accounting and helped launch Arthur Mac’s Tap and Snack in Oakland.
Ehsan’s career in real estate began in 2010 with secondary work managing and maintaining East Bay properties. Ehsan’s passion for real estate as a financial building block, and his ability to understand property conditions, led him to become a licensed Realtor® in 2021. Since then he has successfully established himself as a committed expert, intentionally guiding his clients to their best outcome, always with an eye on being a resource and source of strength to the community he serves.
Ehsan met his wife while studying at UC Davis. After graduating in 2010 they moved back to the East Bay. They currently reside in Richmond where they are raising their daughter. He strongly values civic engagement, and believes that a quality Realtor® should be a resource to strengthen their community. Ehsan enjoys gardening, studying history, and being outdoors.
